Reading your analysis
Offer Matrix
Shows your offer to the seller and what an end buyer pays for each financing scenario. Always look at this first.
Mode Light vs Mode Hard
Light = senior debt only. Hard = senior debt PLUS 8% interest-only on your equity. Hard is the stress test.
Risk flags
Color-coded by severity. Red = deal-killer or critical. Orange = needs negotiation. Yellow = monitor. Always read these.

Plain-language version at the bottom. This is what you forward to Naire and the acquisitions team. No formulas, no jargon.

When to run one
After you've toured a property and before you commit to a price. Builds a written record of condition for the team.
Inspection notes are required
Minimum 50 characters. Describe what you saw — smells, sounds, water, damage. The AI weighs your notes heavily.
Photos get embedded
Each photo runs through Claude's vision API for findings. Photos appear inline in the PDF report next to their matching system.
Import to Deal Analysis
Every report ends with a copy-pasteable block. Paste it into the matching Paste Deal Info tab to run a full deal analysis with the inspection findings baked in.
Skip Trace
What it does
Looks up an owner via Melissa's data. Returns phone, email, current address, and match confidence.
What you need
Either a last name + state, OR a full property address. More fields = better matches. Address-only works for owner lookup.
What you get back
One or more matched records. Click "Show All Fields" on a record to see everything Melissa returned.
Costs and limits
Each lookup is billed by Melissa. Don't mash the button — verify the address spelling first.
Tips
Paste email threads directly
You don't need to clean them up. Forwarded headers, signatures, all of it — the AI handles it.
Upload multiple docs at once
The system processes them one at a time. Wait for the green "Extraction complete" message before clicking analyze.
Check the team report first
Before you contact a seller, scroll to the Team Report at the bottom. If it says "PASS", don't make an offer.
